Tenant Screening and Consumer Reports
When you submit a rental application, you authorize BNS Commercial and its screening partners to obtain consumer reports, credit reports, criminal background information, eviction records, and income and employment verification. These reports are used to evaluate your application under our written rental criteria, which are applied consistently to all applicants.
If an application is denied, or if an adverse decision is based in whole or in part on information in a consumer report, you will receive an adverse action notice as required by the Fair Credit Reporting Act, including the name and contact information of the reporting agency and notice of your right to obtain a free copy of your report and dispute inaccurate information.
Fair Housing Commitment
BNS Commercial complies with the federal Fair Housing Act, the Georgia Fair Housing Law, and all applicable state and local fair housing requirements. We do not use personal information to discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other class protected by applicable law. Information relating to a disability or a request for reasonable accommodation or modification is kept confidential and used only to evaluate and administer the request.
Payment Information
Online rent payments, application fees, and other charges are processed through third-party payment processors. Full payment card and bank account numbers are collected and stored by those processors, not by BNS Commercial. We receive limited transaction information such as amounts, dates, confirmation numbers, and the last digits of the account used.
Text Messages and Electronic Communications
If you provide a mobile number, you consent to receive calls and text messages from BNS Commercial and our staff regarding your inquiry, application, tenancy, account, maintenance requests, and community notices, including messages sent using automated systems. Message and data rates may apply. You may opt out of non-essential text messages by replying STOP or by contacting us. Opting out of marketing messages does not stop transactional, legal, emergency, or lease-required notices. Mobile numbers and consent to receive text messages are not sold or shared with third parties for their own marketing purposes.
You also consent to receive documents, disclosures, notices, and communications electronically where permitted by law, including under the federal E-SIGN Act and the Georgia Uniform Electronic Transactions Act. You may withdraw consent to electronic delivery by contacting us in writing, which may affect our ability to provide certain online services.
